Offer and Holding Deposit
John Grants will negotiate on your behalf with the landlord any offers and the terms of that offer that you make. Once agreed we will request a Holding Deposit from you to secure the property. The deposit will be held securely in a client Tenancy Deposit Protection Scheme. Learn more about our regulations and accreditations.

Your offer and moving date will be subject to contract and satisfactory references.

References
We will ask you to complete an application form and provide certain documentation. In addition we will normally use a third party referencing agent to carry checks, which may include a credit check. In the event that your references are not satisfactory we may ask you to provide a Guarantor who will need to be referenced and they will be financially and legally liable.

Agreement, Deposit & Inventory
The tenancy agreement is a legally binding document and will set out the terms of your tenancy and any special agreements. You must ensure that you understand what you’re signing. Tenancy Deposit (Bond) will be registered with a Tenancy Deposit Scheme and you will be provided with information and contact details of the scheme. Inventory and Schedule of Condition Report will normally be prepared by an independent third party.
This is for your protection as much as the landlords and will be used as a reference when your tenancy comes to end.

Balance Monies
You must ensure that the full balance is paid in cleared funds as we are unable to release keys until you have done so.

You are in your new home Congratulations. What happens next?
Utilities and Council Tax: it is ultimately your responsibility to notify the suppliers and Council Tax, where you are responsible for these.
Landlord Contact: Ordinarily our landlords will ask us to manage their property and deal with, on their behalf, any tenancy issues, rent payment and repairs. We will inform you of the landlord’s choice of letting scheme.
